Project In Progress
The Binding Site Plan application proposes the construction of an approximate 90,400 square foot, three-story self-storage facility with associated parking areas, utility infrastructure, landscaping, stormwater facilities, and frontage improvements on the 3.60 acre parcel. The eastern portion of the site is currently occupied by a plant nursery while the balance of the site to the west includes a Category II wetland, buildings in disrepair, and vegetation comprised of native and invasive plant species. A wetland buffer restoration and enhancement plan will be implemented as part of the project. A Reasonable Use Exception is required to accommodate the project as submitted. While encroachment into the buffer is anticipated, the project will result in a significant increase in wetland and buffer functions and values given the existing disturbed condition.
Project Status
The city received and approved a Minor Modification to the Cube Binding Site Plan, PL2018-0013, with a name change from Cubes to Mill Creek Self Storage. The proposed modification to the approved Binding Site Plan PL2018-0013 includes the following:
- The building footprint from 34,225 SF to 22,648 SF
- Total Building Area from 90,425 SF to 90,590 SF
- Emergency vehicle access
- Number of Storage Units not to exceed 600 units.
The proposed modification includes adding daylight at the lower level of the building and eliminating the drive-under building (see attached approved plan PL2018-0013). Revision to site circulation includes driving around the building with parking redistributed based on the revised building footprint.
